Introduction

We were originally established in 1983 and have been buying, selling, developing and holding Residential, Commercial, Industrial & Leisure property ever since.

We possess an entrepreneurial flair and an eye for a deal. We’re not burdened by layers of decision makers and bureaucracy, so we can act quickly – and we do. No messing.

We look to identify inherent or latent value in property or land and seek to release that value or indeed enhance it.

It doesn’t matter whether the property is in Aberdeen or Aberystwyth, London or Liverpool. We’re not particularly London centric but recognise areas where value can be found.

Why We’re Different

Everybody thinks they know property and in the early 2000’s you only had to buy something before it seemingly went up in price to make money. Those days have gone and we have a different type of market now.

Yes, good increases can be achieved but it depends on careful selection, good homework and a thorough knowledge of the market plus that intuitive skill to know when a situation ‘stacks up’ or could be made into a ‘deal’. We possess that. It’s intangible, it’s not quantifiable but it’s simply that blend of experience, knowledge, nous and old fashioned ’gut feel’ to identify & determine how to add value and what it will take to execute it.

We often get ‘called in’ by people who wish to do projects but they perhaps lack the necessary experience or they need additional help with particular elements of the project.

Sometimes it’s just for a general review and sometimes it’s to take over the whole project because the client is stretched for time or the project has become very technical & complicated. Sometimes it is a recognition it’s best handled by a professional team.

Whatever the circumstance, we can assist you. Our fees are based on a percentage of the cost of the project and are dependent on what level of intervention you require.

We come across all sorts of property investment and development situations from single residential houses to shopping centres to industrial estates and everything in-between, big & small.

As we tend to buy utilising cash rather than bank borrowings we sometimes have good deals we’d like to do and look for a partner.

We can bring all the required skills to the project and the ‘partner’ need not have any day to day involvement unless they specifically want to. We agree a profit share and operate an open book policy, giving complete transparency on any transaction.
